Located a kilometer south of the km4 marker on the Ibiza to San José road, this villa is only ten minutes from the airport, Ibiza Town, and the beaches of Sa Caleta and Cala Jondal. The villa was originally built about 25 years ago, but it has been completely refurbished. The inside of the Villa comprises downstairs a lounge/dining area, a semi-independent kitchen, home office, master bedroom with walking wardrobe and bedroom en-suite, and bedroom 2. Upstairs are bedrooms 3 & 4 and an independent bathroom. There is a roof terrace which gives access to bedroom 5, the inside of which has been covered with a sound deadening material for use as a recording studio. Bedroom 6 is a studio apartment located under the swimming pool, complete with small kitchen area and en-suite bathroom. The lounge features large sliding glass doors that give access to the patio area and terraced garden. The patio has an outside dining area and also a covered BBQ area. The garden has also been landscaped and a new "L" shaped pool installed complete with wooden decking. A new studio apartment is located under the pool. At the north end of the garden a beautiful covered chill out area has been built with views of Ibiza town and the sea near Salinas. Outside the front of the house, there is a private parking area for about 4 cars. There are large gates that lead to a driveway/ internal courtyard from where the double garage can be accessed. To the side of the villa is another gate leading to a large parking area that would be suitable for a boat and trailer. Although the plot size is 2,000 m˛, it feels larger as the land is well used. There is a large cactus garden that could also be made into a lawn. The house has oil fired central heating and has a burglar alarm. It is located in a very quiet area, but is far enough from the neighbours that the occupants can enjoy themselves in the garden without disturbing others.

About the area around Ibiza

Ibiza is the third largest of the Balearic Islands, covering just 225 square miles (585 square km), but in recent times it has become the best known of the archipelago and a hugely popular destination for young revellers, middle-class European package tourists, whose collective character imbue the island with a chic and trendy atmosphere that is at its most colourful in the frenetic nightlife. Ibiza has plenty to offer besides night clubs – its jagged coastline contains dozens of dreamy white sandy beaches, hidden coves and bays, villages of white-washed houses tumbling down Cliffside's, and a green, hilly interior landscape decorated with fig and olive trees.

The island's main town is the port of Ciudad de Ibiza – known as Eivissa to the locals and Ibiza Town to the Brits. Located in the south, it is the centre of the island’s nightclub scene and has a lively marina and quaint old quarter with some great restaurants. It lies close to the beautiful beaches of Figueretes, Es Cavallet and Ses Salines. San Antonio is the main resort town of the island and is blighted with high-rise hotels and apartment blocks though it is making efforts to clean up its tarnished image. The main attraction for many British holidaymakers are the beautiful coves with glorious beaches. Just three miles (5km) offshore is the ‘satellite’ island of Formentera, a little haven reached by ferry, with less crowded stretches even in the height of the sweltering summer season.
